Direct Contact w/Client Subordinate: Respond and handle client requests  and/or issues in a timely fashion to ensure client satisfaction.

Direct Contact w/Client Dec. Maker: Maintain regular communication with client and responding to requests and/or issues in a timely fashion to ensure client satisfaction.

LL Report Accuracy: Responsible for ensuring that landlord reports are accurate.
Retention: Responsible for retaining our existing customers and or clients.
Revenue Control: Review of lots performances based on Revenue Analysis, and Profit & Loss Reports. Ensure the financial performances of each lots reflects company goals and objectives.

Access Card Audits: Responsible for card access auditing to ensure operations is properly locking out unpaid accounts.

Daily Audit Procedures: Responsible for providing daily lot audit reports to Operations Manager.

Location Assessment: Responsible for ensuring staff are following correct policy and procedures.

Loss Prevention: Responsible for following up on unreturned access cards, and decals not on file.

Remediation: Responsible for eliminating the factors causing deficiencies
Hire Front-Line Staff: Responsible for the recruitment and selection process for front-line staff including job posting advertisements and adhering to the collective agreement.

Hire Management Staff: Responsible for the recruitment and selection process for management staff including liaising with the Human Resource Department.

Union Mngmt.: Responsible for liaising with the Union Business Representatives as well as attending grievance meetings.

Formal Discipline: Responsible for staff disciplinary action, including issuing of written warnings.

Promote: Responsible for performing personnel reviews and appraisals as required
Terminations: Responsible for monitoring and follow up action on staff discipline and participating in dismissal proceedings.

Training: Responsible for new hire orientation training, completion of new hire paperwork, and issuing of uniforms.

Schedule: Responsible for scheduling of front-line staff including producing and maintaining and updated monthly schedule.

Open/Close Locs.: Responsible for liaising with contractors, maintenance department, equipment suppliers and Landlord/Property Manager during site set-up or site closing.

Renewals: Responsible for handling renegotiations of existing contracts.

Monthly Parking Revenue: Responsible for overseeing the sale of month parking permits at  and ensure adherence to Monthly Parking Revenue Policy and Procedure.

Tenant Lease Management: Responsible for ensuring all accounting and contract information is distributed appropriately.

Customer Issues/Requests: Responsible for initiating and following up on customer request and issues while maintaining a business relationship with each sites landlord and or Property Manager
Validation and Merchant Revenue: Responsible for overseeing the location validation program and ensure adherence to the Validation Revenue Policy and Procedure

Reserved Stall Management: Oversee reserved stall parking program

Incident Handling: Tracking and managing of incident report/damage claims as well as corresponding with customers regarding safety and liability.

Lot-level input for month-end reporting: Responsible for ensuring accurate reporting and timely delivery for all month-end reports.

Pass delivery: Responsible for ensuring parking passes are delivered to appropriate customers.

Access card activation/deactivation: Responsible for processing, transferring and cancelling monthly parking passes.

Appearance: Responsible for regular reviews of lots physical condition including landscaping, signage, surface and lighting etc.

Administration: Responsible for day to day administrative duties including emails, faxes and internal correspondence.
Daily Revenue: Responsible for the processing of daily revenue of attended or unattended facilities in accordance with the Daily Revenue Policy and Procedure.

Equipment Security: Responsible for ensuring all equipment is functioning properly to ensure facility safety and maintaining proper revenue control.

Safety:  Responsible for inspecting lots on a regular basis to ensure they are safe and operating at company’s standards.

Rate/Customer Mix Management: Responsible for monitoring lot volume trends, customer mix, and overall activity through analysis of space surveys and regular site visits.
Equipment Procurement: Responsible for providing to staff members all equipment and tools necessary to be able to perform their duties in the safest manner.
Equipment Maintenance: Responsible for ensuring equipment is functioning and/or initiate proper requests for maintenance.

Supplies Procurement: Responsible for providing supplies and materials as necessary.

Supplies Delivery: Responsible for accurate delivery of supplies to various locations
Claims Management: Responsible for tracking and managing of damage claims.
