The Senior Property Manager is responsible for the successful operation of assigned buildings and as such must demonstrate strong knowledge and skills in all aspects of building management. Major components required of this position are effective management and utilization of on-site staff, hands on involvement with construction management, comprehensive knowledge of the financial requirements (i.e., budgeting, escalations, monthly operating reports, etc.), tenant and broker relations, experience and willingness to assist with the leasing process from initial prospective tenant contact through final lease execution and move-in.
A positive and professional attitude is required as well as the ability to prioritize, multi-task and succeed independently. Strong, polished communication skills, both written and oral are an important part of the position.

RESPONSIBILITIES:
Staff Management – Manage on-site administrative and engineering staff to effectively utilize knowledge, strengths and resources, encourage professional development to benefit overall management operations, foster a productive team environment.Organize and delegate work flow to ensure an equitable distribution of responsibility and work load appropriate to each position. Participate in annual process of staff performance evaluation recognizing the significant individual or team contributions, as well as particular areas of concentration and goals for the upcoming year.Provide or make available training as needed to maintain and enhance skills

Financial/Property Accounting and Reporting – Preparation of annual or fiscal year operating budget coordinating all components of income (rental, leasing, escalation, etc.) and expenses (operating, debt, capital expenses, etc.) Monthly review and analysis of property financial operating reports including financial statements, balance sheet and cash flow statements.Preparation of variance report comparing income and expense budget to actual.Manage accounts receivable including proactive collection of delinquent rent or other action as appropriate.Preparation, review and billing of annual escalations.Review and approve all expense invoices to ensure general ledger account coding reflects against proper budgeted amount and category.Prepare special analysis and reporting as requested by Owner and/or Lender. Daily approval of payables into Yardi Payscan
Leasing – Ensure all vacant spaces are presentable for showing to prospective tenants.Participate in leasing tours as needed.Actively participate in all marketing efforts related to the leasing.Fully responsible for property renewal leasingProactively pursue tenant retention efforts.
Tenant Relations – Ensure utmost customer satisfaction with all onsite building customers and key offsite members of customer operations.Establish and maintain contact with all customers.
Vendor Operations – Manage vendor contracts including bidding process.Verify and approve all vendor invoicesOn an ongoing basis, review contract service providers to ensure expenses are cost effective and maximum services are being provided.
Construction – Manage bidding process, construction oversight and budget process for all tenant improvements and capital improvements.Maintain permits and insurance certificates as required.

 Property Operations – Conduct monthly general property inspections.Work with Vice President of Engineering and/or building Chief Engineer to address potential maintenance issues and review ongoing preventive maintenance programs.
Asset Management – Represent ownership interests in any legal actions.Initiate and resolve all insurance claims with carrier.
Requirements 5+ years’ experience as a property manager for multiple assetsExpert in Yardi, PayScan and project management software
